House Rules & Notes
No smoking.
This includes vaping, cigars, cigarettes, and the like. An additional $500 cleaning fee per room will be assessed for anyone breaking this rule.
Respectful pets.
We love our pets, but please be responsible for keeping our furry family members off the bedding and sofas and cleaning their paws. We will happily provide a pet blanket for your pet to sit on while snuggling… and it’s yours to keep! Pets are allowed only in Room 1 & Room 2.
Shoes off please
We’re in the woods and shoes can track in dirt and critters trying to sneak in. We’d really appreciate it if you could leave your shoes by the entryway in the common areas and individual bedrooms.
Quiet after 10pm.
We share this corner of the world with long term residents and a hotel across the street. Sound travels easily, so please keep music and loud noises to a minimum. No parties or events without written permission.
Hot Tub & Sauna waiver.
The hot tub and sauna are provided for your enjoyment, but come with assumed risks. You are responsible for supervising any children under the age of 14, no eating or drinking in the hot tub or saunas, and agree to use at your own risk. Do not use if you are under the influence of drugs or alcohol, pregnant, or hypertensive.
Fireplaces.
You are responsible for reviewing our fireplace guide and safely management and monitoring any open flames.
Septic System.
Our plumbing system can only accept human waste and toilet paper. Please do not put anything else down the sink, drain, or toilet.
Farm Animals.
We encourage your to visit our goats, chickens, pigs and kittens. But please be respectful of our caretakers, Ernie and Colleen, and arrange a time with them to visit and feed the animals.
Additional Policies and Notes
100% Cancellations permitted more than 60 days before arrival date. 50% refunds from 30-60 days.
All reservations include $1,000 damage deposit
Security
there are 5 outdoor security cameras on the property. All cameras are actively recording 24/7 both visually and audibly but are not monitored and are there for safety reasons. Three are directed towards the front of the house (front yard, driveway north, and driveway south), one on the south side of the house, and one facing the backyard / meadow.

We have a groundskeeper, Ernie, who lives on-site at the property. His home is at the bottom of the hill, 200 yards from the lodge, near the Barn and farm animals. He is available for emergencies and would be happy to introduce you to the goats, chickens, and pigs.
